A bathroom is a plumbing job with a nice finish on top. The tiles and the brassware are what you see every day, but what decides whether the room actually works is underneath them: pipe sizes, the hot water supply, the pressure at the shower head, the falls on the waste, and the seals around the tray. We're a plumbing and heating firm first, so that's where we start โ and it's why the bathrooms we fit across Essex & East London still drain, still don't leak and still give a decent shower years later.

Why a Plumbing & Heating Firm Should Fit Your Bathroom
The most common bathroom disappointment isn't the tiling โ it's a rainfall shower that dribbles because nobody checked whether the hot water system could feed it. A big shower head needs flow as well as pressure. A combi boiler gives roughly 10โ14 litres a minute of hot water in total; if two people shower at once, or you've added an en-suite, that runs out fast. An older gravity-fed system with a tank in the loft may only manage 0.2โ0.5 bar at an upstairs shower, and a lot of showers won't run properly on that at all.
Because we install and service boilers and hot water cylinders every week, we check this at the survey and tell you honestly what your system will and won't deliver. Sometimes the answer is a shower pump; sometimes it's an unvented cylinder, or upgrading the boiler while the walls are open. Sometimes the existing setup is fine and we say so. If your job involves moving the boiler, altering gas pipework or relocating a flue to make room for the new layout, our engineers are Gas Safe registered and do that work themselves โ no waiting for a second firm.
The Plumbing Underneath a Good Bathroom
- โขHot and cold supplies re-run in the right size (22mm to the bath and shower where it counts, not everything squeezed through 15mm)
- โขIsolation valves on every appliance so a future tap change doesn't mean draining the house
- โขCorrect falls on waste pipes and a properly positioned soil connection โ no slow basins, no gurgling
- โขAnti-vacuum and non-return protection where showers and pumps require it
- โขShower trays bedded, sealed and tested before a single tile goes near them
- โขConcealed pipework for wall-hung suites and wall-mounted taps, with access left for maintenance
- โขTowel rails and radiators balanced into the existing heating circuit, not just plumbed in and hoped for
- โขOld lead or imperial pipework replaced while the floor is up โ common in the Victorian and 1930s houses around here
Tiling, Electrics & the Other Trades
A full bathroom needs more than a plumber, and we won't pretend otherwise. Tiling, plastering, flooring and electrical work are done by the tilers, plasterers and electricians we work with regularly on our own jobs โ people whose work we've seen and are happy to put our name next to. We run the whole thing as one project: one survey, one quote, one schedule, and one number to call if you have a question. You aren't left coordinating three firms who each blame the other.
Bathroom electrics โ electric showers, shower pumps, extractor fans, lighting and shaver sockets โ must be done by a qualified electrician and certified under Part P. We schedule that work into the job so it happens at the right stage and you get the paperwork at the end.
How a Bathroom Installation Runs
- Free survey โ We measure the room, check water pressure and flow, look at the existing pipework and drainage, and talk through what you want from the space
- Design & quote โ A layout that works with your plumbing (or a clear plan for changing it), a specification for the suite, and an itemised written price
- Strip out โ Old suite, tiles and flooring removed; water isolated so the rest of the house keeps running
- First fix โ New hot, cold and waste pipework, shower valve and concealed frames set into the walls and floor; pressure-tested before anything is closed up
- Boarding, tanking & tiling โ Walls boarded, wet areas tanked, floor and walls tiled by our tiler
- Second fix โ Suite, taps, shower, towel rail and accessories fitted and connected; everything sealed and tested under running water
- Handover โ We walk you through the shower controls, isolation valves and how to look after the seals and grout
How Long Does It Take?
- โขShower-over-bath swap or new shower enclosure in an existing layout: 1โ2 days
- โขCloakroom or downstairs WC: 2โ3 days
- โขEn-suite or small shower room, same layout: around a week
- โขFull family bathroom refit including tiling: typically 7โ10 working days
- โขLayout changes, moving soil stacks or knocking through: allow 2 weeks plus
If it's your only bathroom, we plan the job so you have a working toilet every night and are without a shower for as short a stretch as possible โ usually the tiling days. We'll tell you exactly which days at the quote stage.
Bathrooms in Essex & East London Homes
We're based in Barkingside, and most of our bathroom work is in the housing we know well: Victorian and Edwardian terraces in Walthamstow, Leyton, Hackney and Forest Gate, where the bathroom is often a later addition above the kitchen with a long waste run and marginal pressure; 1930s semis across Ilford, Gants Hill, Romford and Hornchurch with the original cold-water tank still in the loft; and the larger houses in Chigwell, Woodford and Loughton adding a second or third bathroom that the existing hot water system was never sized for. Each of those has a plumbing answer, and we've fitted enough of them to know what it is before we've lifted a floorboard.
